First Come First Served Policy
1. Scope
1.1 This policy applies to every allocation of a shared ownership home to a prospective customer. We will ensure all prospective customers are aware of our policy approach when offering them a shared ownership home. We will ensure all prospective customers are aware of the process prior to expending any cost to themselves.
2. Policy Statement
2.1 The demand for our shared ownership homes far outstrips the supply, it is therefore imperative that we are clear in how we allocate and offer our shared ownership homes to prospective eligible customers. In line with regulative guidance, we must be open in offering our shared ownership homes on a first come first served basis.
2.2 Our first come first serve policy at Love Living Homes (Town & Country Housing) is based upon:
- Whoever is first to pass their financial assessment with a mortgage advisor on our panel and are eligible for shared ownership by submitting our shared ownership form.
2.3 This is done to ensure potential customers are not inconvenienced unnecessarily with potential abortive costs.
2.4 For the avoidance of doubt if multiple applicants arrive at the same time, they will be prioritised by date received, then by time if required.
2.5 Where a nominations agreement is in place on a scheme this will supersede the above to meet our obligations. The requirements will be publicised if this applies.
2.6 When a resale is outside the nomination period and multiple buyers are presented at one time, TCH can agree that the seller can choose the buyer if they wish to do so on the provision that those potential buyers go through an initial in-depth financial assessment.
3. Monitoring and Review
3.1 This policy will be reviewed annually.
